Where
To Find Cash Flow Notes & Owner Financed Mortgages & How To Market Your
Note Business
Direct marketing is one of the most effective ways to contact note holders who have created private promissory notes. When done properly this marketing technique can yield you great results. It is not something that is “easy” or quick however. Like any business that is legitimate the note business requires some serious time and effort. The rewards are great when you are willing to put forth the right effort however. There are things you must know as you start and things you must learn as you move forward and most importantly there are things you must do if you expect to see the results you want to see. What you must know The buck stops here If you intend to market your own business the first thing you must accept and understand is that you are a business owner now. You are not an employee to somebody else but instead you are entirely responsible for all success and failure. This is both good and bad. It is good because you control the time you put into the business and therefore the results the business will ultimately give you. It is bad perhaps for the same reason. It takes work to run your own business and you do not see immediate results. You must be dedicated to consistent work and effort in order to make good things happen. It takes time You also must accept that marketing this business is not going to be any "easier" than marketing any other business. It will require a lot of work and effort from you to see success. It would be a good idea to start your business with a little understanding of what it takes for a business to become profitable. Even a “work from home” business will take time to setup and market. It will not happen quickly. You should expect to put forth effort without a return for at least a few months. For many this will kill the dream of running your own business because you are so used to working a job where you get paid within at least two weeks of putting in your time. Remember that you are not working for somebody else but building your own business. Learn what is necessary It's not just you out there Direct mail One of the most valuable approaches to marketing your cash flow notes business is direct mail. You need to contact people who have created notes and let them know that you are available should they decide to sell their notes. If you present value and appear confident then you will be able to win them over when their need arises. Keep in mind that they may not need to sell their note when your postcard or letter arrives so you may need to continually mail to your list in order to see results. You will also want to make sure you are continually building your list and that you “clean” the list removing undeliverable data. One very valuable approach to direct marketing is to create a simple icon or logo that will identify you. If you do this and include it in every mailing you send out then pretty soon your prospects will feel that they know you. They will begin to feel comfortable with your mailings and will recognize your logo. This will help you stand out from the rest. The logo does not need to be complicated. It just needs to be something that is simple and recognizable as your unique mark. Phone numbers are a luxury Be consistent Consistent effort is perhaps the most important part of any business. You will not often see results quickly from your efforts. You need to set a schedule and prepare for long term work. Remember that most businesses don’t show a profit for several years. You should expect at least a few months of serious and consistent effort before expecting a huge return or even a small amount of success. Keep in mind that the success stories you hear of that talk about success right out of the gate or within a short time are not the norm but the exception. You need to go about marketing your business with a realistic view or you will not last in this or any other business.
